How much does a patio cost in 2026?

Patio pricing is all over the place online, mostly because the companies quoting don't want to commit. Here's the honest range in Cheshire for 2026.

Baseline

A straightforward 30m² Indian sandstone terrace, laid on a mortar bed with tidy edges, is typically £6,500–£9,000 supplied and fitted. Porcelain, at similar size, runs £8,000–£12,000 — the slab itself is more expensive and the jointing is slower.

The base, the falls and the drainage account for a third of the cost — and all of the difference between a patio that lasts and one that heaves.

What moves the number

Three factors change the figure more than anything else: access (can a digger get to the back?), levels (are we cutting and filling?), and drainage (does the existing site already deal with rainwater properly?). We work these out at survey and itemise them clearly in the quote.

What's included

Our patio quotes include excavation, base, mortar bed, jointing, sealing, edging, cleaning and a 5-year workmanship guarantee. Anything that isn't included — for example, existing patio removal or new drainage — appears on a separate line so you can see exactly what you're paying for.
